BUDGET CONTROL & SCHEDULING

JD+A DESIGN & BUILD, Inc.

JD+A will request from our well reputable vendors and trades, bidding based on your Home Specifications Set so we can form the overall estimated budget of your project. Once all the paperwork is approved, JD+A will start the Building Permit application process with the local authorities, so we can break ground as soon as issuance and permits are granted; at that point in time the construction schedule comes to life, our critical path guides a smooth and fast efficient work, keeping the due construction process from becoming overwhelming, always making sure we are on track, despite these current post-pandemic times.

Project Management

JD+A does not skimp on expenses in order to ensure that the project is being supervised in every aspect, including timely planning, field safety, execution, supervision, and administration. Using specialized construction software, the Operations Department will track all the scheduling and tasks, so you can follow and experience it live, and witness your dream home coming to life every step of the way. The Controller Department will track all the expenses according to the approved estimated Budget as guideline.

Home Construction Execution

JD+A handles all the construction aspects by serving as a point of contact for all the subcontractors, consultants, vendors, inspectors, and third-party inspectors, and resolving all the emerging concerns as they arise in our due construction process. A Project Manager will be on site daily supervising and ensuring that work is being executed according to the set of home specifications by using just only the highest quality building materials and the appropriate construction techniques.

Project Finishing

During the closing project step, the County runs a final inspection. After passing this final process the County issues a RUP – Residential Use Permit, as your Certificate of Occupancy; with this permit The Construction Department will join you on a detailed walk-through to get a final punch-out list before you move in. To finalize the Closing Project Process, you will receive a Closing Package with all the copies of contracts, invoices, city documents, manuals, and warranties of your home as well a photographic records of your project, and after you move in, we will come back after 30 days to re-visit all your concerns and cover moving-in process scratches.

Warranty Program

JD+A Custom Builders is registered on a Warranty Program that will offer you a full-coverage warranty during the first year of completion of your project, a two-year warranty on electrical and mechanical systems, and a ten-year warranty program on the structural system.

JDA Home Care Program

As you read in our Warranty program, your relationship with JD+A Custom Builders does not stop on your move-in day. You will have the option as a plus we offer of participating in our turnkey JD+A Home Care Program that takes on-going care and home maintenance out of your hands and making it for you 100% worry-free.
